Terms and Conditions for The Wise Business Hub Website and Centers

1. Introduction and Official Data
"The Wise Business Hub" website (referred to as the "Website" or "Center") is operated by Loulouat Al Diar Real Estate Company (referred to as the "Company"), a company registered in the Kingdom of Saudi Arabia under:

These Terms and Conditions govern your use of the Website, as well as the bookings and services provided through it or within the physical premises of the Center. Accessing the Website, creating an account, or completing any booking or payment process constitutes your explicit and binding agreement to comply with these terms.
2. Bookings, Payments, and Pricing Policy
Fees and Taxes: All prices announced on the Website are subject to a 15% Value Added Tax (VAT) in accordance with the regulations applicable in the Kingdom of Saudi Arabia, which is calculated and added at checkout.
Booking Confirmation: No booking (for meeting rooms or workspaces) is considered confirmed and active until the full financial value has been paid through the approved payment channels on the Website.
Linkage to Contracts: Instant bookings via the Website apply to workspaces and meeting rooms and are directly subject to these terms. Regarding "private and closed long-term offices," the booking is not considered final until the "Unified Commercial Lease Contract" (via the Ejar platform) or the Company's approved internal contract is signed and its provisions are met.
3. Cancellation, Refund, and Overtime Policy
Cancellation and Refund Policy: The client has the right to cancel or modify a meeting room or daily space booking and receive a full refund, provided that the cancellation request is made at least 12 hours prior to the scheduled booking time. If the cancellation is made less than 12 hours before the booking time, the client is not entitled to any refund.
Overtime and Delay Policy (Meeting Rooms): Adhering to the booked timeframe is entirely the client's responsibility. If the client delays vacating the meeting room and there is another client booking immediately following, the Center reserves the right to move the client and automatically charge the delaying party for a full additional hour according to the prevailing rates.
4. Access and Operational Hours Policy
Access Validity for Subscribers: Subscriptions for offices and spaces (whether daily or monthly) grant the client the right to access and use the space 24 hours a day, 7 days a week.
Service and Support Hours: Although 24-hour access is available, all logistical, operational, technical support, reception, and hospitality services provided by the Center are strictly limited to official working hours, which are from 10:00 AM to 5:00 PM. The Center bears no responsibility for providing these services outside the specified times.
5. Code of Conduct, Liability, and Damages Within the Premises
The user undertakes to maintain tranquility, public decency, and the safety of property, equipment, kitchens, and services inside The Wise Business Hub.
Liability for Damages: The client (tenant or subscriber) bears full legal and financial responsibility for any damages, destruction, or material losses caused to the rooms, furniture, or technical equipment due to misuse by them, their employees, or their guests and visitors. The Company reserves the right to demand immediate compensation to repair or replace the damaged items.
Personal Belongings: The responsibility for safeguarding personal belongings and private equipment lies entirely with the client. Neither the Company nor the Center bears any legal responsibility for their loss or theft within the premises.
6. Disclaimer and Limitation of Liability
Website and Technical Service Disruptions: The Company exerts its best efforts to ensure the stability of the Website, but it bears no liability for any damages resulting from temporary website disruptions or technical errors in the payment gateway.
Interruption of Services on Premises: The Company or The Wise Business Hub bears no liability for any financial losses, business disruptions, or lost profits resulting from temporary and involuntary interruptions in operational services at the premises (such as internet, electricity, or water outages). Any compensation to the affected client—at management's discretion—shall be limited to compensating them with alternative hours or refunding the value of the affected hours only, without any additional compensation.
Third-Party Links: The Website may contain external links to other websites; the Company is not responsible for the content or practices of those websites.
7. User Account Responsibilities and Prohibitions
Account Security: If the Website requires creating an account, you are entirely responsible for maintaining the confidentiality of your login data and the activities that occur under your account.
Prohibited Uses: It is forbidden to use the Website or the Center's services to:
Publish or circulate content that is illegal, violates regulations, or breaches public decency in the Kingdom.
Impersonate identities or attempt unauthorized access to the Website's servers or the Center's networks.
Engage in technical activities that harm the Website's infrastructure (such as cyberattacks).
8. Intellectual Property
All copyrights, trademarks (including The Wise Business Hub and Loulouat Al Diar Real Estate Company logos), and the content, texts, and images available on the Website are the exclusive property of the Company. It is prohibited to copy, modify, or reuse them commercially without prior written permission.
9. Amendments and Termination of Service
Right of Termination: The Company reserves the full right to suspend, cancel a subscription, or terminate any user's access to the Website or block their entry to the premises immediately and without prior notice if they are proven to have violated any provision of these Terms and Conditions.
Updating Terms: The Company has the right to amend and update these terms at any time. Updates will be announced via the Website, and your continued use of the Website or Center after the update constitutes your implicit and explicit approval of them.
10. Governing Law and Dispute Resolution
These Terms and Conditions shall be governed by and construed in accordance with the applicable laws and regulations of the Kingdom of Saudi Arabia. In the event of any dispute or disagreement arising in connection with these terms, an amicable solution shall be sought. If a settlement cannot be reached, exclusive and final judicial jurisdiction shall devolve upon the competent courts in the city of Riyadh.
11. General Provisions
Force Majeure: The Company bears no responsibility for any delay or failure in performance resulting from circumstances beyond its control (such as natural disasters, fires, epidemics, or sudden government decisions).
Severability: If any provision of these terms is found to be unlawful or unenforceable under the law, that provision alone shall be severed and shall not affect the legality and validity of the remaining provisions, which shall remain in full force and effect.
